Job Summary

The Analyst - Real Estate (Business Development & Acquisitions) supports the Director and Managers of the Real Estate department through a variety of functions including strategy, acquisition, entitlement and development. This individual will focus on analyzing merger and acquisition (M&A) opportunities. This individual will work in support of the diligence and investigation of prospective opportunities. The individual will also work to enable transaction execution and integration of successful acquisitions/projects.

Essential Functions
  • Underwrite potential new store locations by analyzing store-level sales, occupancy costs, and lease terms
  • Perform real estate market analysis including evaluation of competitors’ locations, acquisitions strategy, sales volumes and other relevant information
  • Create analytic maps in coordination with real estate depicting key demographic, competitive, traffic, and decision-making metrics
  • Check investment packages for Board approval in support of Real Estate Manager
  • Check concept site feasibility analysis in support of Real Estate Manager
  • Assist in the management of the due diligence process in order to ensure that all development risks are identified and quantified
  • Create site development and store construction budgets
  • Assist the regions in the management of the approval and permitting phase of the development process and ensure approvals are in line with company requirements
  • Assist in the management of the bidding, negotiations and construction contract process 
  • Maintain key data in internal real estate systems
  • Assist with administrative tasks, as needed, such as preparing meeting minutes, electronically and filing documents
  • Process and store documents
  • Perform other duties as assigned

  • Ability to manage multiple projects at one time, balance priorities and deadlines 
  • Ability to interact with a diverse mix of individuals and develop solutions to problems 
  • Strong interpersonal skills, with the ability to develop relationships across all levels
  • Highly organized, extremely detail oriented, self-motivated, and an effective communicator


Required Knowledge, Skills, Abilities

  • Proficiency with mapping software
  • Knowledge of real estate, real estate systems and market practices
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)


Required Education, Certifications/ Licenses, Related Experience 

  • Bachelor’s degree in Business, Finance, Real Estate, Urban Planning or related field

Physical Job Requirements

  • Ability to work in a fast-paced working environment corporate office(s) with the capability to switch job functions/roles quickly
  • Ability to remain in a stationary position (standing and/or seated) more than half the time
  • Ability to maneuver cases of product (lift, move, carry, slide, etc.) up to 30 lbs. 
  • Ability to operate machinery and/or equipment that requires the constant use of hands/fingers/wrists
  • Ability to spend more than half the time viewing computer monitors
  • Ability to identify and distinguish between colors more than half the time


Travel Requirements

  • This position commutes between stores, regional offices and/or distribution centers less than 25% of the time
  • Anticipated travel will be by car, air, and/or train
