Job Title: Analyst - Real Estate

Department: Real Estate

Business Unit: Central Services

Reports To: Manager - Real Estate

Job Summary

The Real Estate Analyst will support the Director of Real Estate and Real Estate Managers with all tasks related to strategy, acquisition, entitlement and store construction.  The successful candidate will be highly organized, extremely detail oriented, self-motivated, an effective communicator as well as demonstrate the ability to respond to changing workloads and priorities.

Essential Functions

  • Perform strategic real estate market analysis including evaluation of competitors’ locations, acquisitions strategy, sales volumes and other relevant information.
  • Create analytic maps in coordination with real estate depicting key demographic, competitive, traffic, and decision-making metrics
  • Develop investment packages to Board for approval in support of Real Estate Manager
  • Perform initial concept site feasibility analysis in support of Real Estate Managers
  • Assist in the management of the due diligence process in order to ensure that all development risks are identified and quantified. 
  • Create site development and store construction budgets and monitor for variance
  • Assist in the management of the approval and permitting phase of the development process and ensure approvals are in line with company requirements
  • Assist in the management of the bidding, negotiations and construction contract process
  • Monitor general contractor and vendor performance during the construction phase
  • Ensure that the projected expenditure is under constant review and any anticipated deviations are highlighted and controlled
  • Maintain key data in internal real estate systems. 
  • Assist with administrative tasks, as needed, such as preparing meeting minutes, electronically filing documents, etc.

Required Education, Certifications/ Licenses, Related Experience

  • BA/BS degree in Engineering, Project Management, Real Estate Development, Construction or related field
  • 1+ years of relevant experience
  • Ability to work independently and react quickly in a demanding fast-paced environment
  • Ability to manage multiple projects at one time, balance priorities and deadlines
  • Ability to interact with a diverse mix of individuals and develop solutions to problems
  • Strong interpersonal skills, with the ability to develop relationships across all levels

 

Preferred Education, Certifications/ Licenses, Related Experience

  • Proficiency with mapping software
  • Knowledge of real estate, real estate systems and market practices
  • Experience managing professional consultant teams is advantageous
  • Strong Proficiency in Microsoft Excel as well as Word and PowerPoint

 

Physical Job Requirements

  • This position requires the ability to remain in a stationary position (standing and/or seated) more than half the time
  • The person in this position may need to move about the store(s), distribution center(s), warehouse(s), and/or corporate office(s) less than half the time
  • The person in this position must be able to maneuver (lift, move, carry, slide, etc.) 15 – 40 lbs.
  • This position operates machinery and/or equipment that requires the constant use of hands/fingers/wrists (ex: typing, etc.) more than half the time
  • This position requires the ability to spend more than half the time viewing computer monitors

  • This position is exposed to non-climate controlled workspace(s) less than half the time
  • The person in this position must be able to identify and distinguish between colors less than half the time

 

Travel Requirements

  • This position requires overnight domestic travel less than 25% of the time
  • Anticipated travel will be by car, air, and/or train
